Distributions

  • There is now a Misc. Receipts distribution type available for use with distribution processing (Activities > Accounting > Distributions). The Misc. Receipts distribution type creates a distribution for miscellaneous receipts for a given time period.

  • When adding a miscellaneous fee to an account or property, the New Fee dialog box now changes to allow payment through default offset accounts. (In a New Fee dialog box, select MISC RCPT (MISCELLANEOUS RECEIPT FEE) from the Fee Type drop-down menu.)

    • Fees associated with non-taxpayer accounts (tax district, agent, special assessment agency, and mortgage accounts) can now be managed through the Fees panel of a record. Click Details to modify or view existing fees.

Legal Descriptions

  • It is now possible to enable township and range fields for your system to support compliance with the United States Public Survey Land Ordinance. When the fields are enabled, you can:
    • Include township and range data within a legal description when the township and range fields are enabled for your system. The data is entered in the Legal Description panel of property records:

  • Geographic ID – The Geographic ID label used throughout the Property Access interface can now be replaced with customized text of your choice. The customized text must be entered in a configuration field.
  • Images – Configuration options are available to set up hyperlinks in the Deed and Sales History panel that display images of the excise and deed documents.

  • Improvement Details – A configuration option is now available to display improvement feature information, such as exterior wall and roof covering information, associated with all improvement details. Previously, feature information was displayed only for the main improvement with the highest value.

    The feature information is no longer displayed only at the improvement level; it is now also displayed at the improvement detail level in gray shaded boxes underneath each improvement line. For example:

    • Multiplies the number of months from the above calculation by the number in the Residential Time Adj Pct/Mo field to determine the positive or negative adjustment percentage, then applies that percentage to the sale price of the comparables. If the Sale Date predates the Base Assessment Year January 1 date, the percentage in the Time Adjustment field is multiplied by the number of months to determine a gross adjustment amount.
    • The Adj Sale Price field adjusts automatically.
  • For commercial grids, this row:

When a refund receipt is generated for a credit, in the Payment Checks section of refund receipts, credit tenders (Adjustment Credit, Overpayment, Escrow) are now displayed instead of check numbers and an amount paid of $0.00.

Bills with delinquent payment and previously paid payments displayed the whole bill amount due instead of the unpaid amount due in the details section. This has been corrected.

In addition, the legal description was truncated on the report. A fix is in progress for the legal description to be extended to multiple lines.

Tax Statements

When a tax statement group (Activities > Levy > Tax Statements > Tax Statement Group) was created for a year in which a group already exists, the year displayed was the assessment year. This has been corrected so that the year displayed is the tax year.

The Add button on the special assessments grid within the Tax Statement Group Maintenance dialog box (Activities> Levy>Tax Statements>Tax Statement Groups) is now enabled only if the check box for Include Assessments to Appear on Statements is selected. In addition, there is now an Add All button available to add all special assessments to the grid.

Creating a statement run (Activities > Generate Corrected Tax Statement) created a row in the print history grid although the Print Levy Statements Wizard had not been completed. In addition, the creation of a print run did not populate all of the information in the grid. These issues have been corrected.
